London Bay, a luxury homebuilder and developer with over 30 years of experience, is currently recruiting for a part- time Sales Assistant at our new luxury condo tower in Estero, FL. Be a proactive positive member of the LBDG sales team, working with the Sales Director and entire team to maximize sales and conversions. PRIMARY RESPONSIBILITY: Support the Sales Team in facilitating sales and managing prospective clients. Efficiently manage the basic office matters thru diverse duties resulting in operational effectiveness. Support and help develop a cohesive team of colleagues working towards individual and team success.

Guest Registration Greet prospects/guests with a warm smile, introduce yourself and extend a warm welcome. Prepare & capture all guest registration forms. Make notes of all models viewed and determine customer wants and needs. Utilize the Hubspot software and enter data into the system. Familiarize yourself with the details and benefits of the development project. Understand and be able to operate all sales tools including Imerza and any other technology implemented. Take customers through a sales presentation; demonstrate model homes, and community amenities when requested by Director of Sales . Seek information in a casual and friendly manner, asking open ended questions. Send information packages and/or letters to registrants. Forward communicate all relevant information regarding the customer to the Sales Executives to ensure the consummation of sales.
Contract Management Maintain a spreadsheet of all product inventory. This will include tracking all sales, cancellations and pricing. Prepare and track contracts, process docusign signature, receive and track deposit checks. Work closely with the Title Company as needed on closings. Track contracts, sales pace and closings for Marriott’s residential properties division, utilizing the template they provide. Submit monthly .
Realtor Outreach & Relationships Identify and target Realtor offices to gain maximum exposure for London Bay; may drop off LBDG Materials on a scheduled basis. Plan and Participate in Realtor events and breakfasts, either at Relators’ offices or LB locations along with LBDG Colleagues.
Sales Gallery Management Inspect sales gallery to ensure LBDG standards are being met. Ensure that any models have a stock of required service supplies, water, sodas, snacks, etc. Produce a weekly updated punch list and manage resolution. Report to Sales Executive any problems with Sales Gallery, that require maintenance attention. Maintain an adequate supply of required brochures, newsletters and marketing material. Work with Marketing to keep inventory adequate. Perform light housekeeping tasks as needed, between cleanings, to maintain the gallery and any model to LB standards at all times, including, but not limited to: , dusting, cleaning glass surfaces (windows, mirrors, doors, etc.), vacuuming, etc. Open Sales Gallery on time and remain open during the scheduled hours of operation,. Ensure gallery and any model is ready for guests: turn on lights, fans, music, etc. Properly secure the Sales Galley at the end of the day, make ready for following day: Update inventory lists as needed update repair/maintenance list as needed Close and lock doors/sliders Turn off lights, fans, music and any appropriate electrical systems Walk through to ensure ready for next day Arm security system
Other Competitor analysis; participate in competitor visits, maintain data on competitive differences, pricing, etc. Other related duties as requested and assigned.
QUALIFICATIONS:
Education: Must have a minimum of a High School Diploma.
Mandatory Experience/Background: 3 years of experience working closely with high end clientele, preferably in the real estate business. Requires Computer Skills, Valid Driver’s License. Must be familiar with the details and benefits of the community, or ability to learn those details and benefits. Valid Florida Real Estate license. Must be able to multi-task, have excellent organizational skills, ability to learn/master CRM (Hubspot). Adhere to/exemplify London Bay Core Values. Desired Experience/Qualifications: Real Estate Office Experience including an understanding of Sales agreements. Two or more years working at a Front Desk and in a supportive role to colleagues. Intermediate computer skills including Outlook, Excel, Salesforce, MLS, PowerPoint, and Word. High standards regarding work product, detail, pro-active problem solving, operations, and facilities. Sales, real estate, hospitality, and/or construction experience helpful. Must have a valid driver’s license and be able to run errands, etc.
Physical Requirements: Must be able to sit for long periods. Must be able lift and carry up to 15 pounds.
