The PACE (Property Assessed Clean Energy) program is a unique financing tool that has opened a remarkable opportunity to reduce the carbon footprint of the built environment AND boost Return on Equity for commercial real estate developers. PACE legislation allows building investments that result in utility savings to be funded by private capital and repaid via a long-term tax assessment. Tax assessments for the “Public Good” have been used for over 200 years to fund such things as firehouses, sidewalks, and sewers. This new program has been enabled in 30+ states with active markets enabled in roughly half. CPACE financing is currently approximately doubling in size yearly and is poised for even further growth.
At PACE Equity, we have a major focus on sustainability and providing leadership to develop low carbon buildings, while boosting returns for investors. As a part of our team, you will gain a rapid understanding of all financing mechanisms used in commercial real estate development.
The Transaction Manager will have a dedicated team of Managing Directors that he or she will work closely with through the lifecycle of a project, including reviews during the sales process, underwriting and transaction management. Once under engagement, the Transaction Manager will be the owner of the transaction, managing all stakeholders to a successful closing.
Position Responsibilities:
· Review potential transactions against underwriting criteria. Provide Managing Director team with feedback and guidance during the sales process. Assist your team with underwriting, sizing and sales tools management. Draft engagement documents.
· Engage with clients to collect project information and lead due diligence assignments.
· Thoroughly review and understand project documents to determine if they meet internal underwriting guidelines. This will require familiarity with title insurance policies, environmental reports, financial reports, corporate organizational documents, construction contracts and plans, mortgage loan documents, and appraisals.
· Condense and disseminate information from the underwriting materials and report to other stakeholders on additional requirements or discrepancies in this information provided.
· Compile underwriting materials to draft a credit investment profile used to place financing on the project.
· Complete financial due diligence and underwriting throughout the multiple phases of the project from the signing of the engagement to closing.
· Update closing checklists associated with transactions to reflect the documentation received and prepare customer status updates on the same.
· Manage and complete pre-closing internal processes including updating internal files and databases with project specific information.
A successful candidate will possess:
· A bachelor’s degree in finance and/or commercial real estate.
· Work experience and fluency in commercial real estate.
· Skills as a credit analyst or in analyzing commercial real estate projects is required, banking experience strongly preferred.
· Finance proficiencies that include modeling returns, amortization schedules, etc.
· Strength in all necessary technology; primarily Microsoft Office Suite and file sharing software.
· Strong communication skills. The ability to problem solve independently and take action as needed without direction. Must feel comfortable engaging directly with clients and taking ownership over a project.
· Self-starter who can work independently with minimal supervision.

Pay: $55,000.00 - $90,000.00 per year
