Job description
The Director of Real Estate is primarily responsible for the sourcing of potential locations for the expansion of Miller’s Ale House Restaurant. They will work to find suitable new restaurant opening sites, with landlords to negotiate lease contracts, and with the parent company to ensure company growth plans align with the company strategic expansion goals.
ESSENTIAL REQUIREMENTS & KEY RESPONSIBILITIES
- Prepare market studies for growth in core, developing, and new markets
- Tracks and manages all development schedules to ensure opening dates and key benchmarks are achieved
- Achieves annual New Restaurant Opening Plan to achieve company goals for openings and store months
- Develops a system of contacts with major developers in each market
- Creates and manages a real estate broker network within area of responsibility
- Management of real estate projects, both planned and future focused
- Works directly with brokers to identify prospective sites
- Negotiates lease agreements
- Conducts all steps of lease transactions
- Analyzes and evaluates data on a wide variety of real estate matters, including title information, architectural documentation, and property surveys
- Oversees and provides insight into the negotiations and document lease extensions and other lease amendments
- Liaison with Company’s legal team regarding lease negotiations and lease revisions
- Works with Finance on sale projections and return on investment
- Accurately projects timelines to senior management and the field team to ensure accurate revenue projects and timely preparation for operations
- Presents real estate findings to Senior Management
Required Skills & Education
- Bachelor’s degree in Finance, Real Estate, Business Administration, Hospitality, or related field
- Skill in organizing resources and establishing priorities
- Proficiency with Microsoft: Outlook, Office (Excel, PowerPoint, Word)
- Knowledge of real estate management principles and techniques
- Experience managing in a corporate restaurant development environment in the casual dining market
- Must be high performing in a fast-paced environment
- Ability to foster a cooperative work environment
- Skill in examining and re-engineering operations and procedures, formulating policy, and developing and implementing new strategies and procedures
- Knowledge and understanding of organization structure, workflow, and operating procedures
- Advanced verbal and written communication skills and the ability to present effectively to small and large groups
- Ability to negotiate and manage contractual arrangements
- Skill in conducting real estate development feasibility studies and analyses
- Knowledge of laws, regulations, methods, and techniques in area of specialty
- Research, analytical, and critical thinking skills
- Knowledge of budgeting and fiscal management principles and procedures
- Strong interpersonal and community relations skills and the ability to work effectively within a community
- Must demonstrate and practice the corporate values and behaviors, as well as act in an ethical and lawful manner at all times
- Ability to travel 40% to 50% is required
