Job description

We're a small property management company looking to hire a reliable part-time handyman (or woman) for a two story office building in The Woodlands. The pay is $50/hour, and we may only need you a couple of hours a week.

Required qualifications:

• Valid Texas driver license
• Able to pass a criminal background check
• Three professional references that can vouch for your work and reliability
• Reliable transportation
• Able to lift 20 lbs., stand on ladder, and go up and down stairs
• Able to go to the property within 1-2 business days of being notified of a maintenance request (you will be able to come after business hours for most requests if this is preferable)
• Experience making minor repairs

Preferred but not required:

• Experience as a contractor or working basic construction
• Familiarity with The Woodlands Township's rules regarding landscaping and signage
• Experience with landscaping (might need you to plant some trees)
• Experience handling minor plumbing issues such as replacing an automatic toilet flush with a manual toilet flush
• Experience hanging drywall

Typical job duties:

• Changing air filters and light bulbs
• Replacing ceiling tiles
• Determining if a leak is coming from an HVAC unit or the roof
• Plunging toilets
• Installing door closers
• Hauling off trash
• Touching up paint
• Checking to see that other services have been performed (e.g. if the grounds have been mowed, if the roofer has repaired a roof leak, etc.)

How the job will work if you're hired:
I'll text you a maintenance request like "we need 12 light bulbs replaced in suite 200" and include a pic of the bulbs. You'll respond when you can get to that. Ideally this will be within 24 hours, but 48 hours is fine too or the next business day if it's the weekend. If we don't have the bulbs at the property, you'll purchase them and send me a copy of the receipt for reimbursement. (We can provide credit card info for larger purchases.) You'll log your time spent replacing the light bulbs, and you'll be in charge of billing us. If a request takes less than an hour to complete, round it up to one hour. The hourly rate will not include your drive time.
